Reservation Policy

Rates do not include Massachusetts State Room Occupancy Tax or gratuities. A deposit of 50% is required on all advance reservations. The advance deposit guarantees to both the guest and the management the entire period reserved. Credit cards will be accepted for deposits on reservations made fourteen days prior to arrival. Otherwise, personal checks and money orders are preferred. When using a credit card number, you are making a commitment to us, as we are to you. All forms of deposits will be processed at the time we receive them. Please remember that the balance for your stay is due on arrival at check in. Check in time is 2 pm and Check out time is 11 am.

Cancellation Policy

Cancellations for any reason within 30 days of arrival require payment in full; this also applies to an early departure of reserved dates. We will do all we can to re-book your reserved accommodations to generate the greatest return, less 10% of the gross sale, (not including taxes), with a minimum of $25. Cancellations received prior to 14 days of arrival will be charged a cancellation fee of 10% of the gross reservation, (not including taxes), and may be applied to a future off-season stay for a period of up to one year. This policy is necessary as we are a small, personalized inn with limited accommodations. We often must turn away other guests due to your confirmed dates. Walk-in traffic is minimal due to our unique location; thus, last minute changes afford us less opportunity to re-rent your reserved accommodation.

Guest Policy

We are a small independent, owner-managed property. All questions and concerns can be directed and resolved on site. We are accepting of all persons (unfortunately we are not handicapped accessible) and of all ages, but reserve the right to refuse service to anyone. Sorry, we cannot accept pets of any kind due to concerns for guests’ fears and allergies. We gladly work with guests’ special requests, but prefer advance notice to better serve you and so in the event that we are unable to meet your request, it is known before arrival. We have a large number of repeat guests, and to keep our relaxed atmosphere we limit the property use to registered guests only. Our ultimate goal is to give all of our guests the ultimate Cape Cod experience and we are available twenty four hours a day to meet that goal.
